Hey Everyone!

I'm growing my wholesale business. I'm looking to grow relationships with investors for the metro KCMO market. I'm building with trust & honesty. I make sure my investors are not taken advantage of, so I help them grow their portfolio's. I'm also looking for honest whole sellers who believe in growing by building in volume. I do not want those who look at this business as making a quick buck. My network has to understand, you don't tack on a 5k+ fee when it doesn't make sense! That is where I work, and want to work with, those who are NOT GREEDY! Building in volume makes way more sense & it actually puts the properties in a better position for a new owner....thanks so much for your time.

@Matt B. Hello, I'm Connie J Covert. I'm a licensed Realtor in KC, MO area. I've worked w/investors (mainly out of state/country) for 5 years. There's a twist to what I do! I have a wholesale business, building/adding to all the time. I have a group of wholesalers, investors, GC and can recommend a great PM company. The trust/relationship I have w/my investors is remarkable! I'm just straight forward & honest. I find deals non listed, as well as listed, FSBO, etc. My "fee's" are not astronomical, therefore I build in volume. That's a good business practice that's been overcome by GREED!

I agree with Mike. It can also cause analysis paralysis! Determine what works for you...build in volume! KCMO has an excellent market, even for some flipping. Create the type of portfolio you want, that determines you meeting your own goal, not someone else's!

3 words...KANSAS CITY, MO...now more than those 3 words!

Rent =2% of the price....expect more! There are large pockets of area's that some investors have shied away from, but are now making good come backs. Almost any city anywhere has the "bad/rough area" I was born & raised in KC, MO...we have names for some area's. Always pretty good is N of the river/Clay County & Jackson County. Platte County has high property taxes, but excellent schools/hwy access, etc. Eastern Jackson County, very much the same. Such as Raytown, Independence, Lee's Summit, Blue Springs...etc  SKC/Grandview/Belton is making a great come back due to large corps bringing in a vast amount of employment & probably several transfers! NE KC, smaller pockets of decent area's. E side of KC, advise my investors to stay Paseo W to State Line Rd, S of 59th St, but there are a few exceptions.

Sometimes there are good pockets in so/so area's. But, that doesn't mean to go for it!

I advise my investors to stay 55th & S, to the Belton line, &  W of Troost. 

Some don't ever think of going N of the river...but it's a good thing to do! Clay County/Platte County have great schools, hwy access, all the amenities too. Platte is way higher property taxes & not as many "bargains"  Please feel free to contact me anytime.

I've been driving for dollars & have a ton of vacant's I'm researching info on. I work the greater KCMO metro area. I wanted to ask if there are any investors w/specific area's they're looking in for rentals and/or flips. Also, any investors w/properties in the area they're looking for buyers on...please let me know.
