I am in a similar boat as I am just looking to get started purchasing short term rentals in Florida. One thing I have found in my research so far is to make sure you know the laws surrounding STRs for each city. You don't want to spend all this time researching cities just to find out they are against Airbnbs. Some cities in Florida have laws that regulate STRs, but they aren't enforced so you still see a ton on sites like Airbnb. I am personally staying away from those places, and have landed on Tampa as the city I want to focus on.

@Kristina Kuba Thank you for the neighborhood suggestion! I will do some more research in that area, definitely seems like there are a lot of attractions around.

@Luke Rorech Thanks Luke! I appreciate your insight on how you think the market in that area will continue to gentrify. I definitely have to do more research on the specific neighborhoods to make sure I am not getting myself into something that my guests would want to stay in. Do you know of any ones in particular?

I hope everyone is having a good start to the new year! I just graduated college (Econ and Math degree) and am looking to get my start in real estate investing. I have been listening to BP for about 2 years now, did an internship doing acquisitions in multifamily, and am finally ready to take action! 

I have decided I want to start investing long distance doing short term rentals in Tampa. I'm looking for properties that need a rehab, but not a full gut one as this will be my first time managing a rehab and contractors. Right now I am thinking I would like to find a 2-3 BR property within a 15 minute drive to Busch Gardens (which by proximity will also be close to USF), and I'm hoping to buy a house at around $200k-$250k (financed) along with $50k or less on a rehab. I'd also be open to a small multifamily property.

To my Tampa investors, is my criteria reasonable? I've also heard that some areas around USF may not be that safe. Are there any neighborhoods I should be avoiding or any that you think would be particularly good for STR? Should I look in other parts of Tampa? I would love to connect with any investors, agents, contractors, etc in the Tampa area! I'm also open to lending a hand to people (from a distance since I am located in NH) that want some help in their business.

Very interesting thread you kicked off here. Coliving seems to be popping up more and more, and I think it is only a matter of time until it get even more popular. I'm a college student in NYC currently living in a coliving space, and a lot of my friends are doing it as well. Seems it is a priority for my generation to save a little on rent while also making connections and having a sense of community (especially if you are moving to a new area).

I also just finished up an internship in multifamily real estate and came across a few coliving apartments. A lot of them were located near colleges and used for students along with working professionals (mostly in their 20s). It gives a little more safety to have those students renters, even if it is just a backup renter pool to normal working professionals. 

I'm thinking (and hoping) eventually SD passes some legislation to allow for this. Definitely something to monitor going forward!

I know you asked this question a few months ago, but I wanted to give my thoughts if you are still considering living in the Bronx. 

I am a student at Fordham University and lived at the Bronx campus for about a year, so I have a good grasp of the area. Here is what I would say:

1) The neighborhood varies street by street. Overall, most of the areas aren't the best but some pockets are definitely better than others. 

2) Walking alone at night (or even in a small group) never felt too safe to me unless I was on Fordham Road (even then a little sketchy). 

3) There will definitely be assaults, home break ins, and things like that. A lot of this happens late at night, and if you aren't out being careless you can avoid some of it.

4) This all depends on your perspective as well and where you have been living during other parts of your life. For me, I grew up in a small suburb in NH, so the Bronx was very different for me. I adjusted, but I'm sure someone who has lived in an area similar to the Bronx would have a much easier time.

Keep in mind, I also lived on campus so never was living outside the gates at Fordham. This is just my thoughts on visiting friends off campus and walking around. Overall, I wouldn't say its very safe, but it isn't the worst of NYC. Unless I was making a killing, I personally wouldn't house hack there.
