I went through the NYC apartment hunting process over a year ago, and just graduated from school in the city. If your daughter is planning to live in Manhattan and close to the NYU campus, typically all places in Manhattan (south of Harlem) will be very safe. Nowadays most places in Harlem are super safe as well, but there are pockets to avoid. 

Soho, Greenwich Village, and all places around NYU are some of the most expensive neighborhoods and are where most young people want to live. You won't get as much space there, but the area is a lot of fun. Everyone has their own tastes and that is just my opinion, but a lot of my friends agree with me. I ended up living in Murray Hill (Midtown East) for a number of reasons and loved the area.

I have been looking in Tampa Bay for an STR over the last few weeks, and hoping to get an offer accepted soon! I am looking more near the beach than in the city of Tampa, sicne families going to the beach is the demographic I am targeting. There is a lot of regulation all around, so be sure to check with the counties and cities to make sure they allow STRs!

@Hieu Nguyen Condos can be very lucrative from what I have seen in Tampa Bay, but a lot of them do not allow using it as a STR. Make sure to check with each individual community to see if they allow it!

I'm a new investor just getting started with STRs in the Tampa market, and @Mya Toohey has been a wealth of knowledge in helping me so far!

I can second what Dan said above. Largo has no STR restrictions right now, but your problems will be with the specific condos that you choose. Definitely make sure to check in with them and see if they allow renting short term. There are also a lot of unincorporated areas around Largo that follow Pinellas County laws, which also allows STRs.

Lots of interesting thoughts on this thread, thanks for kicking it off!

My two cents: It depends who you are marketing to. For example, I am currently looking for a STR near the beach. I am going to be looking to rent to families with kids, so a 3+ BR is a must for me and seems to do well in the market. Had I chose to invest closer to a city where there is a lot of jobs and business travelers, maybe I would look for a 1BR since it would make sense to target a person visiting by themself for business. Once you figure out who you are marketing to, you might get a little more clarity on the size/amenities to offer.

I'm surprised to see supply only grew by 2.6% last year. It seems that so many people got into STRs, but I guess it didn't grow as much as I thought. I wonder what it will be this year...
