Hey guys, What is your opinion of the best way to meet new Investors, Builders, and Real Estate folks in the Southern CA area, and if anybody knows of any good real estate meetings or groups for networking and meeting new investors and real estate entrepreneurs, I would love hear what you guys recommend. I'm based in the Western area of Los Angeles and we do projects all over the country. We do most of our work locally in the Topanga Canyon, Malibu, Pacific Palisades, Calabasas, West Hills, Woodland Hills, West LA, Culver City, areas. So Im always looking for great real estate groups and events in my local area, to network and meet new people in this community. Please share any info you guys have, we all appreciate it! Thanks!

For those of you who are familiar with the LA area, I'm trying to buy my first place at 31 years young. I work in Santa Monica, currently live in Venice and rent for $1495/month.

I'm not even close to buying anything in that area - I'm totally priced out. Everyone says to buy the worse property in the best neighborhood, but I can't even find dumps or rehabs in Santa Monica / Venice for under $750k.

My budget to purchase is $500k - $650k and I'm looking for a 2 bed / 2 bath, so I can rent out one of the rooms to help me with my mortgage payment. I have $150k saved to use as a downpayment, closing costs and / or fix a place up.

Ideally, I'd like to purchase a house for $500k, use $100k down, have a monthly mortgage of around $2200 and put another $20k - $30k in repairs, fix up, live and get a roommate and then sell in a few years. However, it's looking like I'll have to be in less desirable neighborhoods to accomplish that. Otherwise, I could go condo route, but then I'm stuck paying a $300 - $500 HOA fee.

I'd like to keep my commute time to 30 minutes during rush hour and would like to buy in a "up and coming area." What do you think are the neighborhoods that will be the "next big thing" somewhat near the Westside? I've been looking at Playa Vista, Ingelwood and Mid-City. I'm almost priced out of Mar Vista and I'm really not interested in Palms.

I'm even open to Sherman Oaks, Topanga Canyon or some other further areas, but really not looking to sit on the 405 for an hour each way to work.

Does anyone have any ideas on where to look and buy?

Hey Larry,

I was in your same situation a couple years ago and I decided to buy a small property in Topanga Cyn and build a custom affordable modular home and got it built for under $150,000 in less then 6 months time it was the best thing I've ever done and I could resell my home rite now for almost double the price I paid and my home is as nice or nicer then any traditionally built new home in the local area. So I think you would be very interested in a prefab or modular home since you can build a 1500sq foot for under $140,000 that's less then $100 a square foot to build your own custom home. My company builds amazing affordable and green custom prefab modular homes that can be built for less then half the cost and half the time of a traditional buikt home with way less regulations and permit costs it's the future of affordable housing and we are here to answer and questions you have and I would love to show you more information on our affordable homes and past projects we have built. I look forward to hearing back from you. Thanks so much

Hey Guys, I design and build modular and prefab homes here in the Los Angeles and surrounding areas, and I'm just wondering if anybody has any Modular/prefab projects you have worked on that want to share about. Maybe you were the homeowner or maybe you were the contractor?

Please share things like:  Where you built, what you spent, did you live in or rite away sell your home, did you have good experience with building home, and advice or tips you want to share, etc? Were always interested in hearing about different modular/prefab projects you have worked on, and what kind of experiences you've had, and most of all any projects you were successful with....?

If anybody is interested in any projects we have worked on, or the amazing low risk investment opportunities we have created please feel free to call or email me, Im always happy to answer any questions. I am seeking investors for many different upcoming projects we are working on, and I am always interested in meeting new local investors and builders. Thanks so much!

I love to hear everyone's opnion and what strategies you have used for finding great investors. I have met investors in many different situations and it's usually in the last place you would ever think. I've met some of my best investors on planes, in church, at professional sports games, and many other random places.

I have a great judge of character and that seems to go a long way. Im not saying U can judge a book by its cover, but once you meet somebody you can usually tell what kind of person they are and what kind of experience they truly have. Once you meet somebody a few different times I believe you can really get to know them for who they really are.

At the end of the day the most common investors usually are friends, or family but I can say I've met some of the most successful Investors in the most random places, who ended up investing in my biggest projects. Please share your strategy how you find investments or whwre you have found your most successful investors. Thanks for sharing! 😉

Does Anybody else have any good feedback or info to share? Im also looking for a mentor that has knowledge of the local Los Angeles real estate market particularly the Topanga Cyn, Malibu, Westside LA, West Valley, Agoura Hills areas.

So if you guys have any recommendations on how I can find a mentor and start attending some local real estate investment groups/meetings, is there any good way to find great local real estate investments groups. Thanks so much I really appreciate it!
