Hello guys,

My name is Conor, My family lost our home in the Woolsey Fire almost a year ago, so we have been looking for a new property for a while now. My family owns a local Interior design firm here in Los Angeles so I do have several years of experience with residential home design & construction and some experience and background in real estate as well.

I’m very interested in finding vacant land and or single family home properties offering seller financing, particularly in the greater Northern LA county & Ventura county areas. Does anybody know if there are lists of properties offering seller financing or somewhere I can find a selection of properties offering seller financing or private sellers willing to make a deal like that?

Any help/advice or information you may have to share would be greatly appreciated, I know there are some amazing people on these forums so I’m sure there are some people that can help me out and or point me In the rite direction. Also if you or somebody you know owns property In California and your willing to offer seller financing please contact me ASAP as I’m very serious about purchasing. Hello guys,

My name is Conor, I'm owner of a local Interior design firm here in Los Angeles and I have years of experience with real estate investing and home building. Id like to hear how you guys have found investors and partners for different real estate projects you have worked on. I know many of us are always looking for great investment partners to work with, and I know there are so many awesome real estate investors and builders on this BP forum that can share their experiences with us.

We all have different strategies for finding great investment partners, and sometimes they come from the most random meetings and the most random of people, including family, neighbors, family friends, other parents you met at your sons soccer game or school play, etc. You never know who you might run into or start working with and there is so many people looking for great investment oppertunities, they are out there, you just have to find the rite person to partner with. Its all about networking and finding the perfect partner that you really want to start working with.

So we would love to hear any good ideas you guys have and any past successful experiences you want to share, and if you have any good strategies or advice for finding and meeting new investment partners. I know there are many different types of local Real Estate/Investing Groups, forums, and websites, with Bigger Pockets being the best in my opnion. Many people on here would love to know where might be a good place to start building new relationships and meeting great new people in the industry.

I am a successful designer and home builder and Im alwayslooking for great partners to start working with. If you guys have any good techniques to finding local investment partners in the Los Angeles and San Fernando Valley areas that would be awesome and I would really appreciate anything your willing to share. Hey Sarah, Welcome to BP, It's good to hear your doing well! I have been a frequent user of BP myself for a long time and I've actually met some great people on here including new clients and investors that I've ended up working with on many different projects. It's a great community and you can find a ton of great people on here with super good knowledge and advice. If you keep posting and reaching out to people you will find great contacts for sure. 

As you may know my family owns a large design & build company here in LA and I've recently done some amazing projects and been very successful with some of the past few investment projects I've done. I focus on flipping single family homes and also buying property and building prefab homes for 1/4 the price of traditional home construction costs. Prefab Building is the future of home construction since building costs can be as little as 1/5th the price of traditional building methods. The returns are much greater then standard flip, or buy & rent investments, and it's much more rewarding owning a brand new home. The maintenance costs are usually much less on brand new homes and prefab designs are luxury nowadays and once they are complete you can't tell they are prefab units and they are alsi stronger then standard stick and frame homes.

 Hey Guys, My name is Conor I was born and raised in TopangaCanyon and I'm very interested in buying land in the Topanga Canyon, Malibu, or Woodland Hills areas, and I'm interested in finding somebody that has experience buying land and or building mobile and prefab structures in these areas. I'm wondering if anybody knows what the rules are for mobile and prefab structures on land in these areas. Also what is the exact zone for coastal commission is it 6 miles from the beach? Do I need permits if I bring in a mobile home or similar semi mobile structure? I know certain mobile structures are allowed to be used for a single family home but what's the exact guidelines and who can verify this information or give me a list of all the rules and permits required for different types of mobile and prefab structures?

 I'm also wondering if anybody knows the costs and rules for bringing in water and power to a piece of land in these areas, I know it's different for each property but is there any possible way to get estimates on bringing in water and power to a piece of land I want to purchase before actually buying the property so I can create a general budget for buikding a home. Does anyone know who would I contact about getting quotes for brining in water and power and most importantly if anybody knows who would have true answers to these questions I would really appreciate it if you could give me their contact info.

I would love to hear any good ideas you guys have and any past successful experiences you guys want to share. Id love to know of any good strategies you might have for finding and meeting local investors.

 Ive read about many different types of local Real Estate/Investing Groups, and Id love to know where might be a good start for me start building new relationships and meeting new great people in the industry. I am a designer and builder and I am currently working on a new project planning to build another custom affordable ISBU Home, so any good advice you guys can give me on techniques to finding good investors would be awesome and I would really appreciate any advice you guys have.
