@Nick C. Yeah. I'm thinking if they're not that interested in selling and they want top dollar, I might just fall back on listing the property on the MLS for them.

@Jay Hinrichs I don't think this seller is that sophisticated, but I do have POF and serious EM deposits if needed. My biggest struggle to get this under contract will probably be the seller wanting the maximum price they can get. Seller said they're willing to wait years to get a higher price. But they called about selling... I'm not sure what their motivation is. Do they want to sell or not (redundant question)? How do I figure out the price I can get it under contract with and still find a buyer who will pay that price, plus my finder's fee? Does anyone have any tips on what to tell a seller who says they might hold onto the property for years more, waiting for it to appreciate more?

I have a lead for several aces of raw land, prime property in a very desirable suburb of Nashville (Concord Rd. in Brentwood).  If I can manage to get it under contract, I would like to wholesale it or partner with someone to develop it.  Is there a way of partnering with someone who can evaluate the land for development, to figure out what I can offer, without losing the lead to the builder/developer?

I got a lead for an acre of rural land.  It's next to a highway, about 10 minutes drive from Springfield, Tennessee, which has become a suburb of Nashville.  Yeah, people actually commute from Springfield to work in Nashville and the north-of-Nashville suburbs.  There is city water access next to the property, but no sewer.  There are houses next to this lot, so I assume the ground will perc for septic.  Is this a lead worth following?  What are my best options (from an investor perspective, NOT a Realtor perspective)?

@Jeff Prather "Is the purchase price in these areas cost prohibitive to employing the strategy?" Yes. Unless you find deals not listed on the MLS. Good luck. The areas you listed are some of the most competitive in Nashville. The people who already have deep and extensive connections snap up anything like that before you even know it exists. You would need to network to make connections with investors, real estate agents, lawyers, etc., get on wholesalers' buyers lists, and/or market to potential sellers yourself.

"Would it make sense to pivot and just go for single family or small multifamily in more affordable areas and just keep my present living situation?"  It would be easier.  You could definitely find a multifamily in a more affordable area and live in one unit, paying down the principal instead of paying $1700/mo. you'll never see again.
