Noob from Nashville, Tennessee

Hi all, I'm Josh! Been following the podcast for a while now, but finally took the plunge and joined the site/forums. I'm a 31-year-old licensed architect and business owner in Nashville, Tennessee, so I'm coming at this real estate thing from a designer's perspective. Not only am I interested in financial independence, but I also want to do it in style! I have a particular interest in small project types (single/dual-family residential, boutique retail, etc). My goal is to be a property owner/manager (mailbox money) and develop in a way that is thoughtful and respectful to the existing neighborhoods and city. I'm a part of my local chapter of the Urban Land Institute, and I'm a lurker on the "Small Developer/Builders" group on Facebook. I joined here as a measure to become more of an action-taker rather than an information-consumer.

Looking forward to being a part of this community!
