What to do with a lead for 1 acre of rural land

I got a lead for an acre of rural land.  It's next to a highway, about 10 minutes drive from Springfield, Tennessee, which has become a suburb of Nashville.  Yeah, people actually commute from Springfield to work in Nashville and the north-of-Nashville suburbs.  There is city water access next to the property, but no sewer.  There are houses next to this lot, so I assume the ground will perc for septic.  Is this a lead worth following?  What are my best options (from an investor perspective, NOT a Realtor perspective)?
