Post: Targeting Lien Lists and Probate Direct Mailing

I have access to the full deed database online in my county.  What exactly should I be targeting to get some solid leads?  I'm able to see Liens, Probate, etc.  I can also view all documents but have to click on each one to physically see which ones have actual large amounts of taxes due and which ones don't.  Is there an easier way? A Scraper?

For Probate direct mailers should I be targeting the person who is put in charge of the estate?

@Christopher Phillips That is what I've been trying to do but to no avail the only number I could find is disconnected.  I've thought of just sending a handwritten letter as well but I'm too impatient for that since it's one property rather then targeting a group of properties.

@Bob Langworthy Agreed! Thats my next step is just chatting with people in general.  Would love to grab coffee if your ever in the Portland area.  Just had a new shop open right under my office thats pretty good.  Coffee on me!

Background information.  There is a very much vacant property in my town that no one has been to in years.  I looked up the owner it seems as if it's a little complicated.  Man and woman own it, however the woman passed away in 2014 and they divorced years prior to.  Found the obituary and they must of still been close as him and his wife were mentioned in it as being survived by.  The man is still owner but lives in SC.  I found his daughter on FB and she lives local.  I'm  really interested in seeing about purchasing the house.  It is not taken care of at all, great colonial, and it's in the middle of my towns main street/downtown area surrounded by great houses.  How would you go about messaging the daughter, or would you?

Just wanted to throw out an introduction as a new member here.  I've been contemplating and educating myself for the last year on buying properties, flipping, and rehab and hold.   My wife and I purchased out first home three years ago and used it as a live in flip.  We were fortunate to do really well with the booming market in Portland and sold this past summer and moved to a close by town in a house to fit our growing family.  I'm now looking to take what I learned and apply it to a few flips.  My goal is to flip some properties and turn profit into purchasing a some rehab and hold properties.  

Financials and project management are my strong suites.  

I'm looking to connect with people in my area of Portland, ME!
