Doesn’t seem like a big deal to me at all actually seems pretty reasonable. I’ve definitely seen some places that have $50 application fees which I think is ridiculous.

Maine hands down. I have 20 units here in rural areas and kill it on cash flow.

buy off market and you Can meet the 1% rule here all day. All mine do.

Not at all I have a two unit that has asbestos siding and we have no issues. You just need to make sure that there are no cracked shingles and if there are you should be replacing them ASAP with cement siding to match

@Michel Bamani would love to connect sometime.  L/A and surrounding areas is where I invest.  I have an 11 unit up the road in Livermore and a 2 unit in Auburn I just rehabbed and have cash flowing.  If you don't mind me asking, where abouts in Lewiston did you buy?

@Timothy Swenton Ahh yes I saw that one for sale as well. Not a bad deal if you have the capital. I was going to BRRR it but I'm in it too much at this point the appraisal would have me keep more then I wanted in it so I'm going to sell and take the profit. I have a 7 unit I want to start work on so I'm going to focus my time towards that!

Central Maine Property Management is great.  Where abouts in Gardiner?  I have a rehab 2 unit I'm wrapping up in May right on Spring street.

This looks awesome David.  When you say you got back $85k, is that after paying back yourself for the money spent, IE you have no money in it and received $85k extra after appraisal?

Works great for me up here in Maine. I have 3 section 8 in my 11 unit and a SFH that's Section 8. All rent gets direct deposited and tenants take care of the places as to not lose their voucher.

Had only one issue in the past due to an abusive ex BF who now has a restraining and no response order on them. Hasn’t been an issue since
