The previous posts here are spot on. I would add that Springfield has wide variances from street to street. Generally the further north and west you go, the worse it gets. I would be leery buying a flip around there if you are just starting out. I love the architecture and history behind the area, but big houses + historic district = pricey renovation. Probably why you see so many half-completed renovations there. Just my .02.
