I have followed all the Morris Invest threads as they are expanding in Jacksonville and I'm curious to know what areas of town they are pushing to investors. Can anyone give me some examples of properties they have been marketing here in Jax?

Metro Jacksonville and the City Data forums are both pretty good. They are not geared towards REI but they will give you some good info on the various areas of town. Other than that, your best bet is to talk to local investors.

Never too soon to get started. Jax is a good market but there are lots of poor investments that get pitched because the market is strong so just make sure you do your due diligence.

@Ronnie Santana can't help you on the mentor side, but be sure you buckle down in your property and real estate law classes. Also when it comes time for internships, apply with firms that handle real estate matters. Having a JD and working knowledge of specific areas of the law can be very beneficial from an investment standpoint.

Keep in mind that the $600/mo rent will be offset by the cost of you or your PM having to regularly visit the Trauma Ward @ Shands Hospital. Those ER visits can get mighty expensive and will cut into your cash flow.

In my experience, many of the firms here locally tend to know certain areas (eg. Beaches, Westside, Riverside/Avondale, etc) much better than others. Maybe it's just a function of living in a city that is huge. Some of the big firms may cover everywhere but I suspect that smaller outfits probably don't have their finger on the pulse of all areas. If you know what area of town you are looking in, I'm happy to point you in the direction of specific firms that are well represented in the area.

Maybe i misread your post but did you say that you're using a 203k? If so, flipping may present some issues for that type of loan. Just make sure you are candid in your disclosures to your lender.
