@Karena Wong You picked a great time of year to visit! We own 3 rentals up north not far from the airport in the park hill school district. If you'd like to have a look at this area let me know. It would be categorized as A and B with many families and professionals. Higher to get into but so far very stable.

We have used Christian Brothers on two occasions up north and they were professional and timely. The quote we got for a large job was inline with others and quality good.

It sounds like a great opportunity and if I were you, I'd get in to have a look asap with someone who knows how to look closely at the property and potential costs for repairs, etc. Depending on how you found the property, listed on the MLS or auction sites, there may be some competition. Moving quickly may be important but not in haste. Since you are young, your earning potential is likely to increase so depending on the costs involved and finances, and those you have to help support and educate you on the process of home ownership and landlording, it could be an excellent opportunity. Get in there and get more information! Good luck to you!

@Johnny Youssef Sorry it took me a while to respond. I'm a teacher and when the school year gets rolling I have little time for other interests. Thank goodness for breaks. I don't remember the price on the property. It was in a good location between Broadway and Main but definitely more than we want to take on. Good luck in your search!

@Humphrey Piccus I guess it sounded like I'm a prim and proper person who has high expectations for tenants. I think if you reread the post, you will see much evidence about how the finances needed to fix all the shoddy workmanship and lack of care for the property are what guided our decision. I have no problem with drinking beer nor sleeping in. I also was young. single and liked to have a good time in my rental properties after hours when I left my job as a bartender. So no judgement there.  

On the flip side of the coin, I don't want to own a property that looks like a pig stye and smells like a brewery. Having rent paid on time isn't the only priority, I'd also like to have folks that respect their neighbors and the property. After all, it is our investment for the future. So what may seem unprofessional to you, to me is using professional judgement about our money, energy, hard work, present and future prosperity.

Hello and welcome to the site! We found the podcast after we had bought our first investment property and were in the process of renovating it. It was a great resource and motivator to listen to while staining cabinets etc. I learned a ton also in the mistakes from that first rehab. The main lesson was that while my husband is fully capable of all remodeling, it is more efficient to hire out so that it can be rent ready more quickly. 

We started with equity in our primary residence and then got a HELOC which we used for down payment and rehab cost. Then refinanced and payed back the HELOC. Luckily we have great credit but an FYI as you start investing if you are applying for preapprovals, it will bring your credit down some. The next property we bought outright with the HELOC and then financed after it was rehabbed and rented.

Our latest investment has been finding a creative financing situation to get us into a nicer home in our neighborhood (We just moved in less than two weeks ago). So the next step is getting our former home ready to be rented. It has been a fulfilling adventure but I can relate with the @Jake Allen Hattock with the time and having a job and young children. However, when there is a will, there is a way.

thank you for your reply! We are just putting our feelers out to see if any relationships can be developed maybe as an ongoing partner. We aren't really interested in hard money at least not at this time. We will work flips but need to buy at significant below market value to make it work for all involved. Thanks again!

Hello,

We are considering getting to know individuals who may be interested in investing in Kansas CIty and partnering with us. We have two buy and hold properties and at this time are tucking away money to possibly move into a new primary residence therefore, we aren't interested in taking on another investment mortgage. 

Our model so far has been to buy properties that can be improved to create beautiful upscale rentals. We stick with desirable areas with good school districts and well taken care of neighborhoods. The two properties that we currently own have both had multiple applicants and have rented very quickly-within ten days. My husband works in the home improvement business and takes a lot of pride in our properties. 

We are looking for someone who has integrity and hopefully references, is straight forward and collaborative. This would not be a quick decision nor will we be taking on more properties than we can sustain so it won't be a big operation.

If you are interested in investing together with someone who knows great areas in Metro KC, is able to renovate with high quality in mind, and can screen and manage tenants, check out my profile.
