Just saw this great article about KC and wanted to share it since so many people on BP are interested in investing here. It is exciting to see the city progress and grow with opportunity! I just wonder how much longer we will be able to find affordable real estate...

What a great and comprehensive list. While I don't know much about some of the suburbs. I think you are spot on for North of the River and Downtown, NE all the way to the Red Bridge area! Do you buy auctions too? This summer we went to a couple one at Platte courthouse and one through Cates.

In my opinion, anything that is east of Paseo in the midtown area is to be avoided. 64110 and 64109 are hard to generalize because so much is street by street. I will say that even in the last 5 years I've seen incredible improvements in the area by Costco at Gilham and 31st. As far as 64127, I think that is North East Kansas CIty which is also going through some positive changes however at this time, much of NE seems to still be covered in vandalism with dirty yards, broken glass, etc. That isn't to say that this won't improve also in the near future. If one was to invest there, I would suggest investing to flip rather than rent simply because there are some hipsters that are moving into the area especially closer to Cliff Drive and are willing to ride the wave to be able to afford to own a historic home with character. The population of renters at this point seems to be more of low income folks who may or may not be respectful to the property. That is my 2 cents. Good luck with your investing!

We have our former home on the market for rent. Since it is updated and in a very desirable neighborhood and school district, there has been a lot of interest. I'd love some advice about making a decision to accept one applicant over another. Currently we have two highly qualified applicants -excellent credit, job security, income, etc. 

One is a family that is having a home built which will be done in a bit short of a year if all goes as planned and offered to pay $100 more in rent per month to lease for 10 months and then month to month after that until the home is complete. They already have their children living in the school district and their new home is very close to this rental. 

The other family is moving from another state and has to make a decision today on where to send the movers. They have not seen the place but still want to sign a lease for a year. Husband has been transferred and they will look for a lot to start building a home after they get settled. 

My intuition is to go with the family that lives in the area already and has looked at the home but since they are willing to pay more in rent, I'm not sure if that is an ethical decision. Both candidates applied on the same day so that doesn't give either an advantage. 

I'd love any advice. Thanks in advance!

Wondered if there were any people who have worked with professionals in window replacement here in KC. The two companies we have met with are sales people who talk, talk, talk about how great they are. We'd love to be able to get someone who has a track record. Not sure if this should be posted in marketplace.

Thanks for any info at all even what we should be asking to get them to the point so we don't have to listen to a 90 minute presentation.

Excellent example of goal setting and prosperity! What you are doing with sharing knowledge to help inspire others and spreading the wealth of your experiences (both the mistakes and successes) with such a widespread audience is amazing! In a field that one would think is so competitive and secretive you've nurtured a network of abundance. This milestone represents hard work but also how mindset matters. Thank you and congratulations!
