We are looking for a Private Money Lender or JV Partner to partner with us on this current deal. Is this property the right property for your investment?

Year Built: 1973

Purchase Price: $142,250

Estimated Rehab: $7,000 (i.e., Replace Back splash and Counter Tops in Kitchen, as well as counter tops in both Bathrooms; Flooring in both Bedrooms, Minor Paint in Interior)

Estimated Rent: $1350-1500

Current ARV: $169,000 (Please note, they are building a brand new 4/3 2 car garage directly next door to the subject property. They will be completed building the property in July and sold for $250-$290K)

Yes you can have your title company that you work with pull that information or you can go to the city or county and pull the information yourself. You may have to pay for a lien search, but you can go to the permitting department and see if there are any open permits or permits that were not pulled for any construction that was completed on the property.

Have you checked the property records for any other liens or permit issues? Just make sure you double check with the homeowner that you spoke with to get the property under contract that the other person who signed the POA has that right. Also, you may want to let your attorney look over the POA. I would also do an inspection as part of my due diligence.

@Tzvi Ausubel congratulations on getting your first offer accepted and under contract. Just continue to stick to your plan and make offers that fit your numbers, and you will be fine.
