Wholesaling for 2019. How do you feel about it

I was looking at a couple YouTube’s videos on the possibilities of real real estate in 2019. Some people thinks is dead while others think it will be more opportunities for subject to , pre foreclosures and lease options. Basically more creative deals that I haven’t yet learned do you. What is your opinions?

If you were a flipper, wouldn't you love to have an off-market property sent to you that you don't have to find on the MLS? If you were a buy and hold investor, wouldn't you want the first crack at a great cash flowing rental?

No matter the market, that will be the case.  People love making extreme statements, and declaring this or that 'dead.'  I started in a relatively down market, and have had success in a seller's market as well.  Don't let them freak you out too much.

 although to be brutally frank.. wholesaling varies greatly by location and area.. and access to older inventory and burnt out landlords and areas that are declining or there are like Detroit  Philly Baltimore and other areas.. literally thousands of vacant homes. this is target rich environment for wholesalers.. some areas there simply is not nearly enough inventory or access to distressed assets to sustain the legion of folks that think wholesaling is as easy as sending out a few letters .. when in fact I cant think of any thing harder than to be a successful wholesaler.
