I believe you can close on a property without an attorney if you desire, but you'll likely run into hassles at the county registrar's office because attorney's and county clerk's know what's expected on each side.  If you go to the county registrar and start asking questions on "how" to do something, their default is to tell you to talk to an attorney.

Title companies in Mass don't do closings.  They exist to show title defects and offer title insurance.

@Samuel Carmichael - If you're using the FHA for the 3.5% down, and you can somehow create 25% equity at the end of the first year (value add, buy low, etc.), then you have the option to refinance. But you don't have to refinance if you don't want to. I'm pretty sure with FHA, you only have to occupy the property for the first year. And you can continue to get up to 4 loans (FHA or other) which I believe is a Fannie Mae/Freddie Mac limit.

Welcome @Samuel Carmichael. If you're getting an FHA loan, I'm assuming you're going to plan to live in it as is a requirement of the FHA loan? By the way, the property you linked to on zillow...I drive by it twice a day almost every workday. I'll take a look at it on my drive.

@John Ewas - Just curious your method on finding the property? No details, just your strategy (direct mail, MLS, driving, etc.)

@Igor Paliy - I've used Mark Savage of Gilmartin Magence in Boston for personal transactions.  He's not close to you, but he's very knowledgeable.
