As others have stated, I would love to have Cape and Islands and South Shore separated out from Boston.

To me, there are six main geographical areas in Mass:  Greater Boston, North Shore, South Shore, Cape and Islands, Central Mass and Western Mass. 

Even though within each area you will find great diversity in property values, it at least allows us investors to look in general areas for contractors , insurance, property management. If I'm looking on the Cape for a contractor, I'm not interested in one from Peabody. And the Cape MLS is separate which should be a large enough clue that it's not Like the rest of Mass.

Also, Greater Boston will always have the most activity, but that's just a factor of the density, population, and rental activity.

I would love to see six.

I signed up for a real estate salesperson license course in Mass using LivingSocial today.  One more step for me toward real estate investing!

I appreciate the feedback.  Obviously the goal with buy and hold is to "hold".  Everywhere I read and listen, they talk about having exit strategies.  My goal with buy and hold is to hold long term.  Do I really need alternative exit strategies with buy and hold?  Holding seems to be the only real exit strategy.  Selling is the next best exit strategy.  I guess my real question is do I really need to have an exit strategy with buy and hold?

What are come common exit strategies for a buy and hold investor?  Considering investing in properties with little or no money down.  If I need to sell, I'll incur the typical closing costs which would essentially make the deal a loss even if I could sell for the what I paid.  Is this the only feasible exit strategy for buy and hold investors?

Welcome. I grew up on the south coast (of Mass) as well as the Cape.

@Maggie L. - Thanks for the info.  As you saw in @Charlie MacPherson's response, I would need to have 3 years as a salesperson before getting a broker license.  So in the short term, I'll look at getting the salesperson license.  I'm looking to get a license so I can keep my costs down.  My focus is going to be on buy and hold properties for now.
