I'm new to REI and doing my homework before jumping in. I like the idea of being a real estate agent for the commissions on the transactions.

I'm not sure what other states do, but Massachusetts has an agent (salesperson) and broker licenses. Any suggestions if I should get the broker license? Or should I worry about that later? I do plan to form an LLC for the REI business.

Also, does anyone recommend a school (online/in person) in Mass?

I'd like to start analyzing deals soon and wanted a good tool that works for me.

Based on some sample deal analysis templates provided by Bigger Pockets, I put together the attached Excel based deal analysis spreadsheet. I set this up so multiple properties can be analyzed side by side. It also shows ROI for the first year as well as for the next 30 years if held or sold at the end of those years.

I'd love some feedback on the presentation and mechanics.  Suggestions, corrections, improvements, etc.

NOTE:  The deal listed is similar to that in one of the templates I found and is not a real deal.

@Chris Anderson, welcome. I'm new to REI as well. This site is awesome. Also, I have an hour drive to and from work each day so I listen to the podcasts. It's a great way to learn different factors.
