4 SFRs offered at investor pricing

$247,000 asking price for all. $3350 gross monthly income.

Property location:

1 in Walls, MS

2 in Horn Lake, MS

1 in Southaven, MS

One is currently tenant occupied. The other 3 are recently vacant. We have not placed a tenant for them yet because we wanted the new owner to be able to do so. However, we do have numerous calls daily on these properties from prospective tenants. Vacancy rates are very low in this area. All properties have a 13+% ROI individually and are being sold under market value. Minor repairs needed on two of the properties, one is occupied and the other is practically rent ready.

I have 3 SFR properties that can be purchases as-is (need minor repairs) or we can rehab and sell turn key (already rehabbed)... Whichever you prefer. Short summary on the 3 properties:

Property 1 - Southaven, MS - 3 BR 1.5 BA needs approx. $6500 in rehab. Market rent is approx. $950 per month. As-is price $58,000.

Property 2 - Horn Lake, MS - 3 BR 1 BA needs approx. $6000 in rehab. Market rent is $850 per month. As-is price $49,000.

Property 3 - Horn Lake, MS - 3 BR 1.5 BA needs approx. $5000 in rehab. Market rent is $875 per month.

Property taxes on all properties is around $1200 per year. Yearly insurance on these properties will be around $600-$700.  

Prefer as-is sales with all of these but will rehab and sell turn-key if preferred. We can also place tenants and handle property management if desired through our partner company, Mid-South Real Estate & Auction Co. LLC.

I have been actively rehabbing and flipping for several years and I typically purchase either MLS listings, direct from banks/REO depts, or at the courthouse steps. However, here recently through researching a few properties there seem to be several properties in areas that I focus on that may be good prospects but I'm not sure of the best way to contact the owners. Since I'm not familiar with the post card mailers or anything like that I'd like to hear from others that have used this technique and what's the best tag line or info included in them that get the best response... What seems to get the best response from sellers?
