Two of my customers own small gas station chains. They  just wants to sell gas and drinks in their stores or others. Reach out to some smaller oil companies and put some feelers out. They'll help you. I would first make sure you could pass zoning.

Check with the local planning and zoning department to see if you can legally divide. Then go see a surveyor.

I have a tenant that does this, in Alabama. My late fee starts on day 5, so most months I get a little extra. It used to bug me, but now I don't sweat it. If they're taking care of place and abide by the contract, I think of it as extra cash flow.

Get a local bee keeper to put a butt ton of hives on the property. Bees are great for the environment and very important. Only people who like bees are farmers and bee keepers. The squatters will soon buzz off! 😆

Call the code enforcement or building inspector or whatever they call it in that city and ask them if the property is legal in regards to zoning issues. If it is they can provide you a letter stating so. At least that's what happens in my neck of the woods.

It depends. I am a land surveyor and my wife is a real estate agent. Some tracts should have never been built on and only hold the world together. Send me a pm with location and I can tell you want I think. Geneva county has a lot of swamp.
