Very interested. I have a project that will need to pay impact fees and connect to utilities... 

Am I understanding that you are selling the $600K contract that can be applied to any property within the guidelines and limitations?

Or

Are you seeking to sell a piece of real estate with this $600K credit associated with it?

Your description sounded like the first scenario.

I have a client that is seeking a house for their son while attending the University of Texas in Austin. Must be accessible to bus routes or near campus. 

The family intends to hold long-term or flip at the end of their son's college. 

They are cash buyers and have done renovation projects and condo conversions in the past so any project could be a candidate.

Certainly the toughest aspect of real estate is eating. If you can eat and pay your bills, and just stay in real estate long enough, then you should be ok. Many rush in with no reserves or sustainability. Kudos on the wisdom to think ahead, and the courage to not be stopped. 

I sent a PM to learn about your interests and background. I may have some scenarios that can help. 

On a general thought, start by becoming an outstanding finder of deals. If you can find deals, you can do anything. If you can't you will never start. Align with others that can help bring the deal through the finish line. 

The problem with being a paid hunter is the "eat what you kill... or starve" characteristic. 

If you are bad *** at finance or something else, then network with the hunters.

Other than great BBQ, I do know that colleagues have found success achieving the goal of cash flow. One person that I know bought a brand new house for the purpose of holding as a rental unit and had a good experience. 

Lockhart does stand on it's own but is being approached by Austin at a rapid rate. It is on the map and has good things happening. Not quite as bullish as Austin or San Marcos.
