Investing in Lockhart, TX

Is anyone here on BP investing in Lockhart, TX?  I own in San Marcos and New Braunfels but I don't know much about Lockhart.  I ask because I have a potential deal/project out there.  It would be west of downtown and east of the toll road.

Other than great BBQ, I do know that colleagues have found success achieving the goal of cash flow. One person that I know bought a brand new house for the purpose of holding as a rental unit and had a good experience. 

Lockhart does stand on it's own but is being approached by Austin at a rapid rate. It is on the map and has good things happening. Not quite as bullish as Austin or San Marcos. 

BTW my favorite local spot for ribs is Chisholm Trail. http://lockhartchisholmtrailbbq.com/
