I'm in Winchester and would be interested in the property. I can also help skip trace and find owners. 

Another hint: Do a Google search for the owners name and the word "obituary". If the property owner died, then there is typically an obituary published in the paper or by local funeral home. Knowing if it is an estate can assist your search and also prepare you to be sensitive to the emotional loss of a family.

This is a development project to build and hold 40 single family homes as a rental portfolio. I am seeking financial participation in debt or equity. Because we are still in the design phase I am very flexible. 

For example: I can entertain one source for the entire project. Or a syndication. Or one unit at a time. 

I am truly passionate about building income AND long-term legacy wealth. This project is ideal for both. 

Another passion of mine is that this is a uniquely sustainable development making maximum use of the land, and a positive impact the the environment. This includes innovation in areas such as harvesting and using storm water, solar, urban farming the green spaces and more. The best part is that the environmental innovations actually add the the revenues of the development, but don't take away any of the financial performance. What I mean by this is the residential rental performance pays for all of the infrastructure of the green innovations. The green innovation earn their keep by making the development efficient and also generating additional revenue. 

The ultimate positive to the development is that the profitability combined with the environmental innovation can be duplicated in to other developments. Enjoy being part of something that can make a profit and make an impact.

Look like your getting some great input on your questions. Kudos to the BP community. You mention Dave Ramsey motivating much of your process. He certainly has some good advise, but I don't agree with all of what he says. I suggest combine your approach with inputs from sources like Robert Kiyosaki. A wise person has many counselors.

One of your best scenarios may be to work with a private lender who will buy the unit and then seller finance it to your buyer. Big cautions go out here. Find someone who is familiar with legal requirements like Dodd Frank, executory contracts... 

Seller finance in Texas has some hurdles that can be overcome, but they are nasty if you don't. 

If the unit is not declared real property you will have a different set of issues. There should be some discussion groups and threads on this topic on BP.

Also consider what you want to accomplish. Do you want the best living space for the dollar? Do you want to live in your piggy bank and make the most money from the process? Somewhere between the two is likely where you will end up. BP has some great podcasts and threads on house hacking...

Thanks. Their criteria is centered around two factors. First is that it be suitable to use for their son attending UT. Second is that it be profitable to flip and/or hold. They do want to stay within reason on price. They prefer to stay out of over inflated area. Please PM property specific and I will share.
