Correct and astute observations. I am only evaluating using hempcrete as insulation within a wood frame structure. It does make other components better in strength and performance, but at the end of the day the may role that it fills is insulation. I am designing the structure with hempcrete in mind so as to have the process of installing and building make sense. 

Some recent ASTM testing documents the fantastic fire rating. I also have an engineer willing to convert the R values so that I can meet local building requirement. This is for the homes we are building in San Antonio, TX. 

Farms going after CBD production certainly had a "Wild West" experience. Fortunes were made and lost. That part of the industry (CBD) should settle down very soon. As for the fiber and grain production, I feel those are driven by more stable market demands. CBD was like everyone just discovered air.

Several threads could be created about industrial hemp and it's role in real estate, society, and the environment. I'll post this thread and see where the conversation goes. 

Farm bill 2018: The farm bill legalized growing of industrial hemp (low THC/psychoactive characteristics). This launched a frenzy of entrepreneurial energy. I have seen new building materials, real estate syndication offerings (for farms and processing facilities), and too many others scenarios to mention.

For this thread let's start with two main topics: Hemp building material resources, and hemp related real estate deals.

First building material and resources:

Some key members/founders that I have been consulting with are Hempitechture: https://www.hempitecture.com/, Americhanvre: https://americhanvre.com/, and others for architecture and engineering.

Some key materials that can be used in new builds and restoration (especially historic) are hempcrete and hempwool. 

The main function of hempcrete or hempwool is insulation.

Second let's discuss real estate deals. 

I have reviewed a PPM for a farm/processing facility for CBD.

I have looked at re-developing an abandoned grain silo (in an Oportunity Zone!) to be a processing facility for fiber. 

I am designing to build single family homes utilizing hempcrete. 

As an entrepreneur the process has been enjoyable. Frustrations exist in supply-chain and adoption, but many solutions are surfacing.

I am building new construction single family homes to hold as rental units in San Antonio, TX. I am needing all trades, most importantly a framer. The house design is very simple on purpose because I am seeking to build it over and over again. 

This position can just pay you for work completed, or an equity position can be negotiated if desired. We are flexible and don't care one way or the other. We just want to recruit the best team member possible.

"The money is in the money". Real estate is the place holder/commodity. Note that you have NO commodity of value if your stocks take a dump. That is a bigger topic, so I'll stick to this thread.

If you have cash/skin in the game, then recruiting other participants with the same can be accomplished, resulting in a much larger play. Also, if you recruit others that have skin in the game AND expertise you have a much stronger position with reduced risk. 

Seek relationships that can fulfill key element of the process. Most significant will be to find a contractor/construction resource that also has some money to combine with yours. Great mutual benefit. 

Syndication resources are usually hired guns of a legal nature. The second most significant relationship that you can find is a syndication resource that will put some of their own money into a deal. They will likely want a generous slice of the pie, but they will also be able to show you how they've earned it. These individuals are called sponsors or operators if you want to research some other key terms on BP.

Pull together a few money/functioning relationships, then use bank money for as much as you can. The syndication will fund the gap that a bank wont.

Do you have control of the remaining development. If you have the lots and approved plans "shovel ready" then can you just sell them as pre-construction to-be-built? Going straight to the end consumer may solve the money problem. They already have a model to view.

As a point of encouragement, stay persistent. I just found the right participant for a similarly sized project in San Marcos, TX. Unicorns do walk in the forest.

You have the mid-size problem. This is huge by comparison to a flip, but small by comparison to a development. To find twenty million in debt is easier than five in most cases. The money source will need to do just as much due diligence. 

This would be a great project for a seasoned builder that has some stroke. 

Your syndication would likely be a few members of an LLC instead of a full blown structured PPM with all of the expensive documents to create it.

The containers, depending on how you place them, will stay personal property and not incur additional real estate taxes. 

Tread wisely on the ag exemption. This is worth keeping. 

Thought about buying the older person's storage business? You say he is around 70? He may not have a plan of succession for his family. He may seller finance it to you. You could use it to expand into yours. You mentioned that he has a wait list. This is worth money. Offer to acquire it or pay referral...

Storage is a fairly stable business. Shop the money, especially if you are going to build. You should find it. 

Is your land too small of a parcel to subdivide one commercial piece away from the ag/homestead piece. You may want to refinance your ag/homestead and carve out a commercial piece.

This is a great discussion thread for syndication. 

I have a project that I would like to seek some performance incentive for my company's management effort. Is this best tied to NOI? Rent increases in time? Performance...? What do equity participants like to see?

I want to get paid when I make the project generate more money for them. I want them to be happy to provide the incentive knowing that I will be motivated. 

I am asking specifically about a portfolio of newly built SFR to be held as rentals.
