Greetings from a fellow investor and IL broker here in McHenry, IL. 

We have always used Black Diamond for our plumbing, sewer, electrical, and HVAC and have been very happy with them. Not the most cost effective, however very professional, honest, and open 24 hrs 7 days a week - perfect for emergencies (which we have used many times over the years on our rentals).

I would recommend "The Weekend Millionaire’s Real Estate Investing Program CDs" (audio book version) by Mike Summey and Roger Dawson and then follow up with their FAQ book as well - good stuff especially if your on the conservative side of real estate investing -- Best of luck in your adventure!
