Welcome to the BP community !!! My best advice for you is to start listening to the BP podcasts right away ! Just find a topic that looks interesting and start there - before you know it, you will be addicted to them as I am ! In a fairly short time you will learn a ton about real estate investing - I wish you the best in your adventure!!!

@Larita Jolly -- Welcome to The BP community! My 1st suggestion is to take a look at the podcasts and pick a few that look most interesting to you - once you start listening to them you will get addictive to them pretty fast and learn a ton about real estate investing in a short amount of time !

Pools are great for your primary residence, however for a rental property it is a huge expense to maintain and repair. If your plan is to rent for the short term and then sell in the near future for capital gains, then it might work out well for you to keep the pool as long as you have clear instructions spelled out within your lease contract on how the pool will be maintained during the term of the lease.  In my opinion, I would fill in the pool and hold the house for cash flow (if the numbers worked out) .

Greetings from a fellow Chicagoland investor !!! Since your from the Chicagoland area, I believe your in a very good place to invest (the hub of the Midwest). Investing in your own backyard has a ton of benefits in regards to travel costs, networking, and 1st hand knowledge of your local market ecosystem. 

It is also helpful in keeping an eye on your investments and property managers ;-)
