Kids! - joking 😆

Seriously though I have never had pet damage but let me tell you kids can cause a lot of damage.  We restrict our tenets to 2 small to medium dogs or one cat. All of our properties are pet friendly and we no longer put carpet in any of our properties.  Turn over is a breeze without carpet.

I only like six of my tenants.  Franklin is my favorite! Jackson is a close second and Lincoln has been a great one too. Hamilton  always pays rent early but once Jefferson wanted a light bulb changed and Washington wanted to add a pet to his lease. I said show me the benjamins.

 In 2007 I was medically retired from the military.  I had 32 rentals at the time and only 2 with a mortgage. I had no clue about leverage back then.  My cash flow was just under $20k a month. 

Because I  had cancer and didn't know if I was going to survive and my properties were spread out in 6 states. We decided to sell all of them and our 2 vacation homes. 

I invested all that money in low cost index funds and dividen stocks. I haven't touched that money since except for the dividen checks I recieve.

One thing that got me where I am today is we have never lived on our cashflow. We currently have over 10 streams of income to live on. 

Now we have 20 properties in our second portfolio that cash flows just under $40k a month. My wife still works and will retire at 49 in 4 years from the military. Since her income will be cut in half we will probably start using a little bit of the cashflow.  But until then we will continue to reinvest all of the cashflow. 

I encourage everyone to get more streams of income if they want to retire early. There's thousands of ways to make money.

Every market is different but where I invest 3/2 and 1/1 is what works best.

I'm going on my 13th year of being retired.  Retired at 42 because of real estate and working my butt off for 23 years and living a frugal lifestyle. Having the freedom to spend time with my 12 grandchildren has been the best part of it.

Best one I have ever witnessed was a washing machine strapped to the hood of an old Ford LTD.

now I'm wondering why I have a  truck when obviously I have a couple very capable material haulers.

Average cost is $12 to $16 a sq ft or $32,400 to  $43,200 for  a 2700 sq ft house move. 

As long as I don't have to put down my cigar it's all passive to me. 🤑
