In Texas you can bail out of jail through a bails bondsman for 10% of the bond. They also have payment plans with little down like 1%, so he could have paid as little as $300 to get out of jail. My buddy is a bondsman and he loves taking title of houses and cars to get someone's perfect little child out of jail.

Depending on your local laws you may have to remove all debris and refill hole with new dirt.

Fortunately for the one I removed a couple years ago we were allowed to put the debris in the hole. Some key things that must be done to do it correctly are.

Holes must be punched in the bottom to allow water through.

Debris must be compacted and fill dirt must be compacted,  you don't want a sinkhole in your yard.

Any dirt contractor can do it,  they probably need a trackhoe because a backhoe is not large enough.

Keep in mind if you fill hole with concrete in warm weather the sun will heat the concrete and make the grass above it brown.

Cost will very by your local rates and how much dirt hauled in or if you have to remove everything. I paid $4,500 but dirt contractors are pretty cheap in my area.

Maybe! LOL

I have been doing this stuff for 36 years now and have dealt with some real crazy neighbors.

Had one that kept complaining about my fence being on his property. Keep in mind that this fence was built 50 years ago when the house was built.  So after a couple years of his crazy bull I ordered a survey.

Come to find out he was right 6ft of my fence was on his property... but 220 feet of the fence 4 ft wide was on my property.  I told him I was taking my 4ft by 220ft property back.  LOL

He never said another word and sold his house a year later.  I told the new owner if he wanted me to put up a new fence on the property line I would. He said he could care less.

Texas law says:

If only one neighbor pays for the fence, it is not a common fence but rather the exclusive property of the builder.

Call that a**hat tell him to get his sign off your property.

As someone that reached FF 12 years ago the answer is freedom.  I do what I want when I want. Got up at 10AM today, I might do something today but it's cold outside.

I let my banker beat me at golf this afternoon, I hope he is still smiling tomorrow when I ask him for 1.5 million.  Maybe I'll take him a basket full of scotch and cigars.  👍

A 10 plus year bull market leads to some crazy things...

I'm crazy, just ask my mental health provider but that's lock you up kinda stuff there. I have my minimum cash flow at $500 a door and have more deals than I want to buy.  I might just have to start a turnkey business.
