@Jhansi B. hire a local attorney specializing in landlord representation and then follow their advise. CA as bunch of laws related to landlord/tenant relations and you must follow them or you be UNsuccessful in your eviction even if you are in the right.

Some states have laws related to evictions of trailers as well.

Hire an attorney. This is not a DIY situation.

I'm not going to be much help, but what kind of REI are you interested in? Buy and hold, Rehab and flip? I'm getting into equity investing with my mother. Once I get a good handle on it though, I'm thinking about investing out of state (due to CA prices).

I think it's dependent on what you want to do, the market you're looking at and the numbers.
