Multi family? Single family?
Help! Which one should I jump into? What are your thoughts?

You should start with paying all cash for a 300 unit A class building and you will be set for life.
Of course my guess is you can't do that. So what can you do? What are your resources? What are your skill and knowledge level? Many things go into this decision.
Also in some markets Multi-Family properties bring better returns and in some SFH get better returns. My rule of thumb is get the best deals available. I am less concerned about what it is and more concerned about the ROI and the numbers.
