Look how long properties are listed before they're closed.  Look at the change in prices for properties in the area you're interested in.  Look at employment numbers and what kinds of work people are doing.

 They don't have to offer a leaseback option in the listing. It's something to be negotiated. If neither is willing to budge, walk away.

If you do take it then you have instant renters.

 I feel like flipping cars requires far more specialized knowledge of markets than RE and the whole idea of fixing up vehicles yourself is opposite of 10x models. Great if it's a hobby, but definitely not one I'd consider.
