@Roland Thomas

Insightful answer!  What do you mean by "actionable items"?  Is it like, the mentee and mentor discuss plans of action that the mentee can do till their next meeting?

@Ned Carey

Developing a mentor-ship is exactly like trying to find a marriage partner, so true!

This is my understanding what I should do next...

1st: I have to approach them and ask whether or not they're even interested in been my mentor, in a polite, respectful way.

2nd:  if there's enough interest, figure out if they have time now and in the future.

The other details will follow suit during and after the meeting.

I read in the "Ultimate beginner's guide" that in order to have a REI mentor in your local area, you must develop a relationship with them first. I've found one person who fits my area of interest, but we're complete strangers to each other.

Is going out for lunch or coffee really enough time to build the relationship?  Or is the lunch just supposed to act as an introduction and plan for future meetings?

If a REI owns a rental property and has tenants, he gets money from the tenants. What about real-estate agents? If they own a rental property, do they get money from the tenants too? Or is it something else?

I don't know anything about real-estate agents, so I apologize if this is a beginner question!  :P
