friends,

I'm new to the wholesaling business and I have some questions that I was hoping someone could answer for me.

I'm trying to get my first wholesaling deal and I am currently looking at properties in the MLS. Most of the deals I'm seeing on the MLS are asking for "Proof of funds" letters to be submitted with all offers especially from cash buyers. What should I do when I run across this? I'm looking to assign the contract but I won't be able to get any properties under contract without a prof of funds letter. Any help would be appreciated. Thanks!

does anyone recommend any particular software product to evaluate wholesale deals? also is there any software for finding out a what the market value of a property is? anyone help would be appeciated. thanks.

I recently received some leads from motivated sellers out of state who need to sell their homes. How would I proceed with this? Anyone have any tips on wholesaling if you dont live in the state the house is located in? How would I go about this? any help would be appreciated.

I am new to wholesaling and I'm working on securing my first deal in the state of massachusetts. I noticed that almost all of the properties in the MLS say that they want "proof of funds" or a "proof of funds" letter submitted with any offer. Since I am trying to get started in wholesaling or assigning the contract, how would i tackle this problem? How would this work if im only assigning the property to a cash buyer? Is there a way around this if possible? any help would be appreciated.

i need some advice and guidance on a potental first wholesale deal. i have a buyer who contacted me today saying he wants to sell his home for 95000 it needs some repair and updating to resale .he said he could maybe take 90000 and pay the other 5000. What questions should I ask him about the property? He seems motivated as far as I can tell. How would you approach this deal? I want to email him back and ask the right questions in regards to the deal and hopefully find a way to help him if possible. Any help and feedback would be appreciated. Thanks everyone.

thank your the advice! I will try these methods out. Anyone have any recommendations on finding a good wholesale letter to use In my direct mailings? Are there any other sites besides melissadata that you recommend?
