my first potential deal

friends,

i need some advice and guidance on a potental first wholesale deal. i have a buyer who contacted me today saying he wants to sell his home for 95000 it needs some repair and updating to resale .he said he could maybe take 90000 and pay the other 5000. What questions should I ask him about the property? He seems motivated as far as I can tell. How would you approach this deal? I want to email him back and ask the right questions in regards to the deal and hopefully find a way to help him if possible. Any help and feedback would be appreciated. Thanks everyone.
