Hospitable - This is a great tool to use for automated messages, reviews, texts your cleaners when you get a new booking and reminders for cleaning. Super easy to use and they have really great support too, which is always a plus!
Priceslabs - Great dynamic pricing software and there are tons of customizations to maximize pricing.
Hostfully - Online guidebook and on the paid version you can collect email addresses to try to get repeat guests or off-platform bookings
Minut - Noise sensor to monitor the noise level in the home - This helps to get in front of parties before it gets too out of control!
Schlage Encode lock - Keyless entry lock for guests to easily enter the home and you can set a unique code for guests to only enter the house for the times of their reservation
Ring Doorbell - Security camera to make sure the guests who booked the reservation are actually the ones coming to the property and that no unregistered guests are there. You can also talk through the ring doorbell through the app for any vendors that come through or guests.

Asking for a friend!
Looking to get medical insurance for someone who is always traveling around the US and then also may go international. Looking for medical insurance that is not state-specific.

@Stephen E. Vacations homes are where it's at and you can make so much more typically with a STR versus a LTR. Also you only need to put down 10% instead of the typical 20% or 25%, which is unreal.

@Mark Vivanco I would go onto Airdna and you can look at all of the properties in the area map and see what properties are bringing in for average daily rate, revenue and days available.

@Dominique Colas Nice to meet you virtually! I would recommend reaching out landlords who are doing for rent by owner. It is all a numbers again, working on your pitch to tell landlords why they should work with you.

It is really all going to depend on the type of property! In airbnb we like to look at total revenue versus occupancy because you can charge so much per night versus just having it as STR. Also, there are peak and off-season times as well.

Hi @Johnny Hoang another trick is make a post in the local Airbnb FB groups or go on Airbnb and reach out to hosts who have a property in that area to learn their experience.
