@Neal Bawa Thank you for your insightful post.  Have you found that schools also play a factor in the vacancies and/or evictions?  Would properties near better ranked schools minimize churn?  I have been using schooldigger.com to identify multifamily properties near better school districts.

Also, as I wrote that last question, wouldn't you want a certain level of turnover to facilitate renovations and increase in rents?

Congrats on the potential first deal @Michael Junior@Bjorn Ahlblad was spot on... lead and asbestos are only a concern if you are planning a renovation that will disturb the materials that are positive.  Are you planning a renovation?  Does the seller have a report stating the areas that are positive for lead or asbestos?  

You mentioned remediation.  Is there a mold issue that immediately requires mold remediation and removal of asbestos-containing materials (ACM)?  If that were the case, you would have more ground to negotiate a credit.

Many of the larger property management companies do a market survey where they share info and data on their communities to ensure everyone is consistent with their rents.  May help to get involved in those meetings, if you are in the multifamily space.  Based on some of the platforms they use, they have stated the rents fluctuate almost daily.  

The cost for most of those platforms may not make sense.  I agree with the approach suggested by @Bjorn Ahlblad and @Mike Montana

It was a very well planned and executed conference.  Great networking opportunities and attendance.  

I was in the exhibit hall as a sponsor the entire time, so I was unable attend any breakouts.  However, I heard great reviews on the topics and speakers.

They also held a phenomenal block party in the Gaslamp Quarter.

NAA's "Apartmentalize" conference in San Diego was a blast this year! I am looking forward to the NMHC Annual Meeting Jan 29-31, 2019 in San Diego also.
