For cash flow purposes, Coastal AL ~ Orange Beach & Gulf Shores usually works better because property taxes are much lower in Alabama. You also might need a larger down payment for FL loans if you are going to finance. We have STR condos in Orange Beach & St Augustine. Happy to share our personal experiences with you!

Vacasa just purchased TurnKey, so it is actually Vacasa & they charge 20% here.  I like Vacasa because they have a global presence & do a good job, but there are many, many options here from self-management to  blended models where you handle just the bookings to full service.  Send me a Colleague Request if I can help in any way!  Based in Orange Beach and we help a lot of out of state BP investors!

I would be happy to connect you with someone locally who is very creative on this type of thing so that you will know for sure what your options are.  We just had buyers who purchased two STRs in March & then a 3rd one last week.  On the last one, they had to go with an investment loan at a slightly higher interest rate, but I would have one of the local pros take a look to explain your options.  Each one has different programs, so it is best to talk with more than one.  I will send you a Colleague Request!

We have been helping a lot of investors purchase here in the Orange Beach AL Gulf Shores AL area this year & they have all seen pricing go up while they are under contract.  No one knows for sure where the top is, but with our area being #1 in vacation rental revenue growth last year, we are still seeing a lot of opportunity here!  You just have to be prepared to move quickly!

Hey Fallon!  Congratulations on passing the exam and embarking on your new real estate career!  First of all, I think you are smart to join a team.  There is so much to learn in this business and having people you trust that you can shadow and rely on brings tremendous value to setting you on the right path.  Yes, the 80/20 split with $16K cap is the traditional model for single agents.  There are a couple of different team structures available thru eXp so you can see adjustments to the splits & caps.  My motto is trust, but verify, so I would ask to see the structure in writing.  They should have a team agreement which details the specifics.  eXp is the future of real estate brokerages and you are getting in at a great time.  Feel free to PM me with any of your specifics.  Happy to help in any way and wishing you tons of success!  You are already on a great path by being a member of Bigger Pockets :)
