We are with eXp, so of course I am biased, but I love the fact that eXp is a virtual company which I think is key for a part-timer.  We have an online platform, much like this one, where you can network with other agents, get help & do all of your training online, so you are not confined to a typical schedule.  Most of the live training sessions are held during typical business hours, but they are on PST, so you should be able to find some in your time zone & many are recorded so you can watch any time.  You should choose your own mentor.  Don't let them assign you one.  You should interview the mentor pool to see who will be able to help you the most with investment property.  Make sure they will have evening & weekend time to spend with you.  There are a lot of eXp investor agents on here that you could probably find if you do a search.  The synergy at eXp is amazing & there are investor groups within eXp that you can join.  Wishing you much success!

I concur on eXp, but will add that we have an amazing network of investor agents that you can collaborate with via our Workplace Groups, so there are a vast array of resources available to you online including some training for investor agents.  It is a more independent business model, so it fits highly motivated agents best!

Not everyone chooses to self manage.  It depends on your circumstances.  There are plenty of ways in the Gulf Shores/Orange Beach market to find a plan that fits your situation.  We have self-management, blended models where you can have professional management at a reduced rate if you find the guest and full service.  You can get full service here for 20% or less.  I find the automated tools like AirDNA to be inaccurate for this market.  As others have suggested, you can study similar rentals on the OTA sites or if you are working with a local agent, they can provide data for you through various resources.

KVCore is provided by eXp, so not sure that can be done, but I would first look into broker disclosure guidelines for the state where your friend is located. All forms of advertising must provide your brokerage information to the public. These guidelines vary by state, but I think that would be the bigger consideration. eXp does permit us to use our own logo with a “brokered by eXp realty” logo, but state guidelines prevail. KVCore has a chat feature for support that can help you with the configuration once you determine the rules for your state.

It's at Seaside at Anastasia.  7 day minimum, but the peak season there are the winter months, so it works great for us.  They will allow shorter rentals, but you have to block the extra days.  We have been booked solid since last September with only the 1st week in May not being booked & we are full through the end of July right now & have November-March of next year booked :)
