Hello Doug,

I am CJ Wallace from Sierra Vista, AZ and I am a realtor and real estate investor. I was actually curious about the New Mexico area, especially around the Las Cruces and Deming area. I am planning on doing some real estate investing down there.

Would you say that it would be better to get into the raw land development, commercial, or residential side of real estate investing when it comes to the areas aforementioned? Just curious. Welcome to Bigger Pockets! Glad you came aboard.

That's actually what I am starting with. I have heard that I need to lay aside at least 1,000/mo in ads in order to get enough deals. However, this is not set in stone. May you prosper in this!

I am looking at working with Chris Clothier at Memphus Invest myself.

As far as the cost goes, I know that there are two aspects I have to look at:

1. The cost of working with them

2. The cost of doing it myself

Since I don't know as much as they do, I plan on using their intellectual capital as leverage. At least, that how I look at it. Good luck on your endeavors.

@Christopher Brainard Ok. I have a clearer understanding now. So lawyers are definitely going to be needed in this process. Thank you so much!

There has been a lot of disparagement of Legal Zoom as not being the company to set up an LLC with. However, I have never heard anyone state a case in which Legal Zoom has failed any customer in regards to setting up an LLC as a real estate investor. Just wanted to get some hard evidence about Legal Zoom being a horrible place to set up an LLC. I have researched and thousands seem to be happy with the service they provide. Your thoughts please. Thank you in advance.

This is "opportunity money" ideal for property wholesalers, contract flippers, assignors, investors, bird doggers, finders, brokers, etc. Do more deals simultaneously...make more $. Well, this seems legit. However, I need help from my BP family. Thank you in advance for your help and input.

Have you thought about getting insurance as well as putting this in a company name. I know that this can protect you if issues that are out of your control come up. Hopefully, everything goes great for you. Way to do your research!

Post: Don't Use Private Money!!

Awww man! I didn't know how to reply and I pressed quote on Ron Biggs quote. Honest mistake. Anyway, that definitely bears repeating and I think that suggestion is worth way more than two cents. I have been learning about how to ask private money lenders. I am a newbie though. Now I have been persuaded that is not the route that I should take and am focusing toward hard money lenders. Thanks Ron!!!

Sincerely,
