@Anita Parsa the only thing you need to be afraid of is going at it with no education and no team supporting you.

I have found that these two elements mitigate the fear AND risk factors.

Next, would it cut too much in the profits if you considered a property manager?

@Caleb Heimsoth any reasons as to why when others are doing it successfully such as David Greene? I imagine that as long as the numbers work and due diligence is completed it should be more lucrative than "waiting for something to pop up"....What are your thoughts?

I love that opportunities are all around us. Recently, I have been interested in Out-of-State investing and will soon be pulling the trigger.

I am currently doing my research and reading the book by David Greene on the same topic. However, I wanted to know what my family here in BiggerPockets think. 

What do you do to acquire funding?

How do you research?

And of course if you have any other wisdom to add that is surely welcome!

So I got their Business Credit Builder for $1,897.00...this included the Advisors, their loan officers, and coaches... I never knew Business Credit existed before them so for me it was worth the investment. The promise of $50,000 in 6-12 months was pretty appealing as well. :)

The way I did it was go through the Business Credit Builder from Wise Guys In Ties: www.wiseguysinties.com...It was a pretty healthy investment but I was able to get a deal on it and the outcome was worth the investment. Good Luck to you!
