So two weeks ago I bought about 250 leads for potential motivated sellers so far I’m on lead number 93. I’m not even half way through my list and i realized it’s not that i fear rejection over the phone, I fear the moment when I actually get my deal through and someone is willing to trust me with their property. Like a dog chasing a firetruck I wouldn’t know what to do once I caught it. I believe I have the knowledge to pull this through but somehow I am left unwilling to make those phone calls. I am motivated but somehow the anxiety beats me. I go days without making a single call. How can I change? I’m tired of getting to a certain level and then abandoning whatever I’m chasing. Experienced wholesalers what motivates you! And how can I become a more worthy competitor

So I’ve been driving for dollars and I’ve found a couple of neglected properties how can I obtain the property owners contact information so I could offer him/her a deal?

What questions should I ask? Do they need to have enough equity in the property to even proceed with the deal? What criteria should the property meet for me to be able to pull this through? Please help I’m itching to start calling and i just want to get a deal. I NEED TO START MAKING DEALS.

So I was driving for dollars looking for de stressed properties in order to make a wholesale deal. I found two properties that had windows boarded up and that were neglected, how can I find the owners information to make a deal?

I currently have a property under contract for 700k. It’s a duplex that’s currently producing 3,600/ month. (300 below market rent)

Owner is open to seller financing. I briefly explained it to him and he likes the concept but he’s going to do some research on it.

I’m not familiar with it either but I know it’s a great way to finance a deal if possible.

He currently owes 260 on a note and has a 30k credit line.

Is it still possible to do owner financing event though the owner doesn’t own it outright?

So I just found a mobile home on a mobile park for the elderly lets say I get this property under contract for a good price how would I find a buyer? also how could I wholesale this property from another state

Lets brainstorm how can I buy a lets say $500,000 or $480,000 house with only $10,000 and low credit?  

Located in Los Angeles.

The home has 3 bedrooms and 1 bathroom 

Can a property like that cashflow?

can I even afford it ?
