@Jonathan Taylor yes, you did answer my questions thank you. Here’s the answer to your first question: I am not attached to either house hacking or renting it out completely.

It depends on the property I find and how far the commute to my job will be.

It also depends which option from the two grants me more opportunities. What I mean by that is, if I do not use this investment property as a primary residence I will not be able to use an FHA loan. Which leads me to a conventional loan which of I will pay a bigger down payment and I don't like that. I would like to use as little of my own money as possible.

I know there are holes in my assessment and I promise experience will fill them in but for now bare with me. haha

If I show the lender proof that tenants at a potential investment property can pay the mortgage, and then some.

Will they approve my loan?

Should I still save money just in case?

And if so, how much should I save up from my own money?

I currently work a W-2 job , live in Rancho Cucamonga, CA and I want to purchase my first multifamily investment property. I also have good credit.

Lastly, if anyone is in the Rancho Cucamonga (inland empire) or Los Angeles area let’s meet up! I would love to provide value in exchange for knowledge and experience.
