@Christopher Brainard @Brent Coombs Thank you for explaining! I understand what you mean and will definitely take heed. We do want to make sure that what we find is a good deal, with minimal risk. And yes, I do admit we're new, so all points of view and advice from experience is more than welcome lol Thanks again! It can get frustrating, especially when we find an interested seller, but I remember another advice I've heard before is to NEVER put emotion into a deal. :-/

@Christopher Brainard Hello sir! I have heard in several podcasts about "subject to" deals, where an investor can find a property that does not have equity and in turn sell it to a buyer for a higher rate, doing a "wrap-around" mortgage. With this method the investor is able to get monthly cashflow, as well as receive a down payment from the new buyer. It sounds quite complicated and I wanted to know if there are others familiar with this.

Hi guys! We've started mailing letters to homes we've come across on our drive and got a response from one interested, out-of-state seller. His situation is that he purchased the property before the market crashed, he owes more than the it's worth ($270k), we think that the property is worth about $220k. He currently has renters, but when they move out which is in about 2 months (estimate) he wants to sell. He just did an full renovation on 2006. We think that this is an opportunity for one of those wrap around mortgages that we've heard about in the podcasts, but we are not fully familiar with this process. Anybody interested? Any advice?

Hi guys! Thanks so much for the positive feedback and I will definitely keep in mind all your advice. I just heard in a podcast that it's good to practice on the sellers that you don't care much about, so when the right one comes, it won't be so difficult! We're going to keep looking and keep contacting! Thanks again!

Just sharing my experience and I hope to get some insight.. So we found some boarded up 4-plexes during our drive around in the weekend and I just attempted to call the owner since they had a "for sale" sign! I was so nervous and didn't get much information, because her voice intimated me lol This is all I got.. 16 4-plexes some remodeled, some are not. Two have already been sold for 240k and two for 250k, so that's her going price. She is not planning on going lower for the ones not remodeled. That's all I got, because I got nervous.. I think I did horribly, but it was worth a try! Is there anything else I could've said/asked that would've made this conversation more effective? or was she not a good candidate to begin with?

Thanks for the info everyone! Obviously rental investing wouldn't work, we'll check out the area anyway. Maybe there'll be other opportunities available. :)

Well i know that Boulder Highway has a bad reputation for having unfavorable people living in the area. I just feel like it's such a waste for new properties to be ignored :-/ we'll drive by and scoop out the place.

I was wondering what you guys think about investing in these properties? It looks like such a waste that they've been vacant and barely even lived in..
