My husband and I have a property under our LLC and we'd like to do a cash-out refi, but cannot find a lender that will do this and keep it under our LLCs name. Lenders that we've spoken with have all suggested that we refi under our names and do a quit claim deed to the LLC. Our CPA advised us not to do this. Any recommendations on a lender that will work with us on this? We are in Las Vegas, NV.

@Andres I. Cepeda I don't we'll be able to attend any meeting until  July. Unfortunately, we can only go on weekends, since he works and we're quite busy during this month.

@Andres I. Cepeda Hi sorry for the late response! My husband and I also are quite new. Let's definitely connect! Unfortunately, we had a family emergency and was not able to attend the recent meet up but we'll definitely be planning on attending future ones!

Post: Property with solar power service

Hello everybody,

We have a property that has solar panels and we'd like to create a lease agreement which states they will pay us a certain amount for the fee to use the solar panels, this will provide them a certain amount of electricity every month, then any more electricity they will need exceeding that amount will need to be purchased from the local electricity provider. How do we go about including this in the lease agreement?

In addition, I am having trouble with including the language for water sub metering for another property. We will be getting the water bill, checking the sub meter every month and sending them the bill for what they owe.

For both bills, any balance unpaid will be deducted from their next rent payment.

We are trying to do this without getting the help of a property management company. We appreciate any help or advice. Thank you!

Hi Alex. I just wanted to share with you, but not 100% sure.. I believe Nevada Legal News is a local newspaper that provides information on people who are tax delinquent. I do know for sure that they have a Trustee Sale Calendar. It's worth a try!
