Something to consider when deciding whether to rent a property out or to sell it is 

1. Do you want to be a landlord?  

2. You have no idea what condition the home will be in once the tenants leave and you may have to spend more money and time once they are out of the home to get it back into marketable condition.  

3. Buyer interest rates are going up, the Fed expects rates to be 5% by the end of this year.  This could decrease the amount of people seeking to purchase which could in turn dive the value of the property down.  Especially depending on where your market is, I would hate for you to loose money by waiting to sell.

I would say Austin.  Austin is one of the fastest growing cities in the nation and we have an amazing housing market.  My group works specifically with investors.  What types of properties are you looking for?

Yes I do have a broker but he focuses mostly on residential sales in the city and he said that sort of property isn't in his wheelhouse so we are both learning as we go as far as procuring buyers for this sort of property.  We are excited to  get to venture out of our comfort zone and hopefully learn a lot along the way.  I may have bit off more than I can chew here, but how could I let this opportunity pass?  That's why I'm trolling all of the real estate blogs looking for advice, pointers, tips, and networking.

I have six 20+ acre, waterfront, vacant properties on the Blanco River 30 minutes south of Austin Texas. I also have one that is 53 acres. They are all build-ready with water, utilities, gas, waste water etc. and level. So far no buyers. I'm wondering where can I find cash buyers for these properties?

I am very excited that as a new agent I was able to list 7 properties in central Texas last Friday, but I have no idea what to do now. I have only been lisenced and practicing since December and so far I h.ave only done a few residential deals with low to middle price points. I generate all of my leads myself making cold calls including these 7 properties.

I definitely want to sell these properties and even though I'm nervous I won't be able to get them sold I really want this experience. I want to learn so any input would be appreciated.

So here's the deal: These properties are very large and vacant. Six of them are 20+ acres and the seventh is 53 acres. They are all build-ready with utilities, gas, water, wastewater, etc. and level. The owner called them "perfect for ranchettes." They are located within 30 minutes of downtown Austin and about 15 minutes from a small college town, San Marcos.

How do I get these sold? Where do I find buyers for this type of property? Should I try and find a developer or builder? I don't even know where to start.
