Greg S. said it all.   Thet market will get worse.  It doesn't matter how bad it is now.  It's all about the interest rates.  Think about it in terms of supply and demand.  Sounds like there is more supply than demand already, once you factor in the future rise in rates, there will be even less demand.

You just need a buyers rep. The seller pays all the fees. Just make sure to verify that they are paying a buyer's commission. If not, then maybe an attorney. Or just wait, most FSBO don't sell and they end up getting listed. Then you can work with professionals that know what they are doing. Buyer beware w/ FSBOs.

I would sell now then.  With the interest rates going up, there will be even fewer buyers and even more homes on the market and the values will continue to fall.

Well you have to take a few things into consideration:

1.  Have you ever been a landlord and do you want to be?  

2.  You never know what kind of condition the home may be in once the renters leave and you may end up having to put more time and money into the home to make it marketable. 

3.  Buyer interest rates are going up and are expected to be at 5% by the end of the year.  As a result this will decrease the number of buyers and that would cause the value of homes in the market to decrease as well.  

4. The standard commission rate is 6% but many realtors are willing to negotiate.  It sounds to me like your real concern is the amount of money you will net out of the sale of your home.  If you find an outstanding agent they will be able to market the home in such a way that you will be able to net what you need out of the sale.  I would be happy to refer you to a top agent in your area that will be willing to focus on your top concern which is netting the most amount of money.
