If they do not pay within 5 days and did not make contact i would not hesitate to stop by and check up on the tenant. I do not wait any longer than 1 week. This is to prevent any prolong vacancy. If tenant go on vacation they should still know to pay their rent.

Hi, 

I'm located in Dallas Texas and have some questions regarding asset protection.

I currently own several SFH rental property and planing to expand into multi family. The concern i have now is how do i protect my asset from lawsuit if that situation does happen.

If you guys know anyone in Dallas that would be great.

You might be able to get a home equity loan on your house and use that for renovation. With the remodel it could potentially increase the property value. 

Also, why does it cost you 12K to get a tenants out? Is this related to eviction and court fees?

I agree with everyone here it will be base on your situation. 

How big is this deal? How many unit will it involve?

I been looking and buying SFH and renting them out for about 1 year now.

Most of the renovation i do myself but for the hard stuff i usually just hire a contractor. 

In the long run it saves you alot of money by being a little handy.
