Post: Reverse Close investing is it Legit?

I was presented with and investing opportunity called Reverse Close through a transaction engineer at on of the local REI meetup. From my understanding the process involve person A with good credit borrowing from the bank at lower interest rate for a person B who is not able to get a bank loan. Then charging person B higher interest so they can purchase a home. The deed is own by person A who now has a mortgage under their name. A intermediary company handle all the mortgage payment and person A earn monthly passive income from the interest.

Do you guys think this is a good investment opportunity.

My biggest challenge is to not jump the gun to quickly. I realize that to be successful in real estate require patience. The hot market make you eager and see opportunity everywhere but being to rash on jumping on a deal without analyzing the data properly can be a costly mistake. For me not saying yes to every deal is a challenge and waiting for the right opportunity will be the reward.

If you are looking for quick short term gain I suggest going into flip project but for rental I would go to auction and find a good rehab sfh or duplex to rent.

I recently sold all my securities and getting out of the stock market all together due to the volatility  we are experiencing. So far with news the Feds increasing interest rate we are seeing large sell off. 

I agree with everyone that the market will slow down in the upcoming year. Already the housing market is on a slight decline. http://www.reuters.com/article/us-usa-economy-idUS...

I think the slow down will offer greater opportunity for investor who have cash on hand when the market does go south. 

For me i will continue to search for rental deals because DFW is a growth market and I am confident rentals will ride through any recession.

Ozzy Ordonez I think all the market as of now is on an upward trend especially stock. With such low interest rate for so long the market has soar in the past few years. I believe stock market has much more volatility compared to real estate.

Shital Thakkar I do not think there is a bubble because the increase in housing prices is due to the large influx of out of state investments and transplant. I do think that the us economy is in another bubble due to extremely low interest rate.

Hi everyone, I'm currently thinking about purchasing some land to develop a duplex or quadplex for rental and I have about 10,000 sqft to work with. This is my first multi family development so I am still not sure what's the price range for a new build out would be. If anyone with experience regarding estimated cost of build out in the north dallas area that would be a big help. I'm planning to do a 3/2 for each unit or a 2/1.5. Thanks everyone for the help.
