I'm currently on a project around the area with a partner. It's a tear down and build. We are pricing over 1 mill. No many buyer can purchase these kind of home so it will take some time to move. Just focus on listing it everywhere you can. Is your friend on Redfin? They have more accurate updated listing.

I think networking first before asking for JV deal would be a better route. It best to know the person before going into a partnership because you are risking a lot of money.

I think it's best to research on BiggerPocket and research through google. To get started you must set a goal on what you want. Also, Are you looking for passive income or flipping? Then find out where you will need to get your capital. I suggest Just get your feet wet with a small deal single family and move on from there. Good luck buddy.

HUD is strict. If you do not buy as is they will sell to someone else.

So i have been hearing alot of doom's day talk  from friends and news outlet that we are in another bubble due to the low interest rate set by the FEDs.  I am slightly concern with my current investment and how to protect it. 

What are your thoughts regarding riding through a potential crash from the upcoming bubble?

What are some tips to protect your assets?

Anyone with experience before 2008 and after?

You can transfer LLC from state to another state. My business partner move our business from LA to Texas. You might be able to find a business lawyer to help you with that or just research it and do it yourself.

You might find good deals in south dallas for rehabbing or go to auction on the first tuesday of every month to find foreclosure. Good luck.
